The Antares

The Antares is a property in Mattar Road that has been acquired byjoint developers Hock Lian Holdings, Keong Hong Holdings and the TA Corporation in a competitive sale that received a total of 10 bids. The tender price for the site of S$223 million which translates to around S$1,109 psfppr. Hock Lian Seng has the most shares in this joint venture with 45% of the total shares. Keong Hong Holdings and TA Corp own 35% and 20% of the shares respectively.

The land area covers 6230.2 square meters and has a maximum GFA which totals up to 18,691 sqm. TheAntares has a big land size that can house approximately 255 residential houses of1-4-bedroom units. Considering how high the bid price for The Antares was, the breakeven is expected to be around $1600 psfppr and the selling price will be about $1800 psf.

One area in District 13 that has lots of demand is the Mattar road area. The Antaresis close to the Mattar Road MRT which makes it a significant attraction since the Mattar road makes it easy for you to easily reach the city or any other surrounding area. The Antares is also near Paya Lebar, which also explains why its price was very high.
